Airbnb recently launched its official, dedicated Host Community platform. Previously, almost all host-to-host interactions lived inside scattered Facebook Groups. I truly appreciate how Airbnb values its hosts enough to build a dedicated space just for us to hang out, share stories, and talk shop. While it’s a brand-new rollout and the old Facebook groups still hold the crown for active engagement, it is a massive step in the right direction for the hosting community.
Naturally, I jumped right in to see what everyone was talking about. Amidst the usual wave of introductory greetings and "hello from Bali" posts, I noticed a massive, recurring theme.
Whether it was a brand-new host trying to get their very first listing off the ground, or a seasoned veteran looking for ways to bump their existing revenue, everyone kept asking the exact same variation of one fundamental question:
"How do I sell more?"
It’s the ultimate riddle every lodging owner tries to solve. Seeing it pop up dozens of times in a single afternoon prompted me to completely veer off my planned content calendar for this month. We need to talk about it, because the answer is far simpler than most people think.
Why Does Search Rank Matter?
To climb the ranks, you have to stop chasing the algorithm as if it were a mysterious, hostile math problem, and start looking at it as a business partner.
When hosts obsess over refreshing their calendars every five minutes or stuffing hidden keywords into their descriptions, they are chasing shadows. The reality is much simpler: put yourself in the OTA's shoes for a second. Platforms like Booking.com, Airbnb, and Expedia list hundreds of thousands of properties, but they know for a fact that only the top 10 to 20 listings on a page will actually capture a traveler's attention. Since these platforms only make money when a transaction happens via commission, their primary goal is simple: maximize revenue.
Naturally, the algorithm is designed to showcase the properties that sell the easiest and net the most money for the platform. The algorithm isn't trying to be fair; it’s trying to be profitable.
While various OTAs track a dozen secondary metrics—which we will dive into another time—they all use these signals to predict one ultimate data point: Conversion.
In its simplest form, conversion is a game of math. It is the percentage of people who click on your listing and actually follow through to make a booking. If 100 travelers look at your property page and 5 of them buy, your conversion rate is 5%. If your neighbor gets 100 views but only hooks 1 booking, their conversion rate is 1%. To the OTA, you are a reliable revenue engine, while your neighbor is a leaky bucket.
But what happens if you and your neighbor are neck-and-neck with the exact same conversion rate? This is where the business reality kicks in. If both properties convert equally well, the algorithm will almost always favor the more expensive property. Why? Because a 15% commission on a $200-a-night villa makes the OTA exactly double the money of a 15% commission on a $100-a-night villa.
At the end of the day, your search rank hangs entirely on how reliably you turn casual lookers into paying bookers, and how much cash that creates. The OTA simply wants to maximize its own revenue per click.
But then again... don't we all?
How Can You Boost Your Conversion Rate?
When you strip away all the marketing fluff, conversion is just a numbers game. To win it, you need to understand that a guest's journey down your listing page happens in two distinct phases: The Hook and The Close.
First, you have to get them through the door. This is The Hook. You want as many people clicking on your listing as possible from the main search results page. In this phase, your primary photo and your overall review score are doing 90% of the heavy lifting. If your cover image is blurry or your review score starts with a 7, travelers will scroll right past you. You fail before you even get a chance to pitch.
But getting the click is only half the battle. Clicks don't pay the bills. Once a traveler is on your page, you have to seal the deal. This is The Close, and it's where your price and your inclusions kick in. Does the price match the value they see? Do you include free breakfast, fast Wi-Fi, or an airport shuttle that removes the final friction to booking? If your property page answers their unspoken questions and matches their budget, the click transforms into a confirmed reservation.
In a nutshell, that is pretty much it.
Get the click with jaw-dropping visuals and great reviews, then lock in the booking with competitive pricing and enticing inclusions. While some OTAs have other custom metrics that their algorithms watch for—which we will save for next time—mastering this two-step funnel is the ultimate way to make the algorithm fall in love with your property.
How Do You Win the Filtered Search Rank Battle?

Here is the brutal truth that most independent owners and hosts refuse to accept: if you don't own a massive resort with hundreds of rooms, it is virtually impossible to rank high in a broad, city-wide search.
But here is the good news—you don't need to.
No traveler in their right mind goes to Booking.com, types in a broad destination like "Canggu," and then scours through thousands of random listings. Nobody has time for that. Instead, everyone immediately narrows their search using filters. They click "Villa," "Private Pool," "Free Wi-Fi," or "Under $150."
This is why you must stop obsessing over broad search ranks and focus entirely on your filtered search rank.
To win this game, you need to log into your OTA backends today and meticulously fill out every single amenity and content check-box available. If a guest filters for "Air Conditioning" and you forgot to check that box in your setup—even if your property has it—you vanish from their search instantly. By completing your content, you ensure you show up exactly where you belong. All you have to do is rank high within your specific niche.
And that brings us to the final, crucial realization that changes everything.
Once a traveler applies those filters, your competitor is no longer the beautiful hotel across the street or the famous resort down the road. Your actual comp set is simply the listing immediately above you and the listing immediately below you in that specific, filtered search result.
Forget the rest of the island. Look at who you are sandwiched between, beat them on your Hook and your Close, and the algorithm will happily hand you the crown.
